Orange's Post Road Is Trading Party Supplies for Pilates and Produce

The former Party City at 292 Boston Post Road has been split into four storefronts. One holds KidsUnited, whose Orange page now lists recurring weekly classes. Club Pilates is also headed to 292 Boston Post Road, and its location page still says "Coming Soon." Another space is being built out as Joyville Play & Cafe, an indoor playground that its owners expect to open in December.

The same thing is happening at Colonial Commons. The former Christmas Tree Shops there is set to be gutted and rebuilt as a 67,400-square-foot Big Y.

These two buildings show which way Route 1 in Orange is heading. The large boxes that once sold party supplies and seasonal home goods are being leased to businesses that people come back to every week: a standing class, a workout, a grocery run. As of the last week of September 2026, most of those tenants have not opened yet. That makes now a good time to sort the signs that mean something from the ones that are still placeholders.

One building, four spaces

The old Party City space is the clearest example. When the Orange Economic Development Corporation sent its August 5 newsletter, three of the four units had been leased. OEDC named Joyville and KidsUnited, said it couldn't announce the third tenant yet, and listed the remaining 3,361-square-foot space as available for lease. The businesses headed for the address are built around repeat visits:

  • KidsUnited, a year-round indoor soccer and child development program for ages 1.5 to 9, and the company's first location in Connecticut. OEDC expected it to open by the end of September. Its Orange page now takes free-class bookings and shows a schedule, so it looks like it's running, though the page doesn't give an opening date.
  • Club Pilates, a boutique fitness studio with a "Fall" target in the August newsletter. Its own page is still offering pre-opening rates.
  • Joyville Play & Cafe, a new start-up built around an indoor playground for children. Renovations started over the summer, and the owners are aiming for December.

One building that used to serve birthdays and holidays now looks set to serve the same families several times a week.

The grocery store with a moving target

Big Y is the larger project and the slower one. The Orange Plan and Zoning Commission approved the site plan unanimously in August. By September 25, Big Y had applied for building permits for a renovation expected to cost $6.6 million, and the company said it plans to open in 2027. The plans call for Big Y's usual brick facade out front. Stew Leonard's had also looked at the space before Big Y took it.

The opening date has drifted over the year. OEDC's January newsletter said "by 2Q27." Reporting on the August planning review described spring 2027. OEDC's August update said "by the end of summer 2027." The most recent coverage just says 2027. Until a contractor is working inside the building, that's the safest date to count on.

The road out front isn't changing yet either. OEDC still calls the Boston Post Road reconstruction a proposed project. It would widen the road and add a center turn lane from Lambert Road to the Milford line.

What has actually opened

Three recent openings on the corridor are confirmed, and each fits the repeat-visit pattern.

Genesis Brunch & Co. opened at 501 Boston Post Road with a grand opening and ribbon cutting on Saturday, September 26, according to the Amity Chamber of Commerce. Owner Erica Mcqueen also co-owns Queen's Delight Cafe in Bridgeport. In her opening statement, she said:

"Today we celebrate new beginnings, beautiful moments, great food, amazing drinks, and the beginning of something special."

Marathon Sports is open at 464 Boston Post Road. Orange Town News covered its ribbon cutting in late August.

Jenny Nails is open at 109 Boston Post Road and recently held its grand opening. OEDC notes that the owners worked out of another salon in West Haven for 13 years before moving into their own space in Orange.

A brunch spot, a running store and a nail salon are all places people return to on a regular schedule. They join the classes and the grocery store still on the way.

Still behind paper, by address

Here is the rest of the pipeline, in street-number order heading down Route 1.

  1. 116 Boston Post Road, Wingstop. It's going into the space next to Bubbakoo's Burritos. The September 22 announcement said no opening date had been set.
  2. 153 Boston Post Road, All Freshened Pup. This dog grooming business offers baths, brushing, full haircuts and nail trims. OEDC's August newsletter said it hoped to open at the end of August.
  3. 292 Boston Post Road, Club Pilates and Joyville Play & Cafe. Both are covered above. KidsUnited, in the same building, appears to be operating.
  4. 348 Boston Post Road, Nan Xiang Soup Dumplings. Renovations were underway by early August. At its September 1 meeting, the town's Economic Development Commission still listed it as under construction.
  5. 440 Boston Post Road, The Wok Chinese Kitchen. Five Guys closed here in November 2025 after its lease ended without a renewal. The Wok was announced as the replacement in May 2026 with no opening date. OEDC listed it as "opening soon" in August.

The one closest to opening is just off the corridor. At 88 Marsh Hill Road, by the I-95 Exit 41 off-ramp, Noble Gas is building a station with a convenience store and drive-through. Inside will be a Frisbie's Dairy Barn walk-up counter serving handmade ice cream, seasonal flavors and dairy-free options. In early September, the Hartford Courant reported an opening around the end of September. As of September 30, Frisbie's page says "Opening Early October," and Noble's location map still says "Coming Soon."

Who came off the list

The September 1 minutes also tracked changes the other way. The commission counted Bimbo Bakeries Sales Center and Jenny Nails as business gains. It listed Guji, House of Brides, iSpa and Kennedy & Perkins as business losses, without closure dates. Kennedy & Perkins hasn't left the area. Its website says the Orange location moved to Milford.

Put next to the incoming tenants, the losses include a bridal shop and a spa, both businesses people tend to visit for occasions. Most of what's arriving is built for routine visits instead.

October, away from the construction

Orange's two big late-summer events are over. The Orange Country Fair ran September 19 and 20. The Thursday farmers market at the High Plains Community Center pavilion closed on September 24. Until Joyville and Club Pilates open, most of the fall calendar is at 525 Orange Center Road:

Orange Youth Services runs FUNtober, and it's the closest thing on the October calendar to what's coming to 292 Boston Post Road: an afternoon built around kids, a few weeks before Joyville's expected December opening.
